RADON is a naturally occurring odorless, colorless RADIOACTIVE gas. As radioactive elements in the soil beneath your home decay, radon gas is produced. Regardless of the type of property you live in, radon can and will enter the structure. In fact, radon is everywhere around us nearly all of the time! Like many things in life, a small amount may not necessarily be harmful. It’s when trapped within a structure, in large quantities, that the particles can damage your lungs causing lung cancer. According to the CDC, radon is the leading environmental cause of ‘any’ cancer and is the second leading cause of lung cancer to smoking. If you’re a smoker AND exposed to high levels of radon, you have 10X more risk! IEMA reports that 41% of homes tested for radon in Illinois, had levels above 4.0pCi/L which is the “actionable” level as set by the State of IL. MOST IMPORTANTLY: RADON is NOT a deal killer! Homes with elevated levels of radon can be successfully mitigated!! It should not be the sole factor in determining whether to follow through with the purchase or not.
We commonly place our monitors during the home inspection (before/after when necessary or requested). The monitors need 48 hours of data for accurate results but sometimes will need 72-96 hours for various reasons. The vast majority of tests are 48 hours.
Our machines can be locked to prevent tampering and occupants and/or owners MUST follow Closed Building Conditions as part of due diligence in the real estate transaction. It is a LAW.
Upon pickup, we upload the data into our system and the report is generated with the results. The report is typically sent out within a couple hours of pickup.
We use the industry standard continuous radon monitors manufactured by SUN NUCLEAR. These monitors collect the atmosphere and count alpha particles as they decay on the filter. IEMA - Illinois Emergency Management Agency - has set the "actionable" level at 4.0 pCi/L. If the test produces an EPA average above this level, mitigation will likely be required to reduce the concentration to safe levels.
